Four jobs you shouldn't neglect when selling your home
You're selling your home, and you have worked hard to ensure the inside is presented in a way that will appeal to potential buyers - don't let this hard work go to waste by neglecting those maintenance jobs that could set alarm bells ringing for those on a viewing. Buyers want to see a cared for property, and little things like a broken doorbell or a dripping tap could make them wonder if there are bigger issues elsewhere.
Kerb appeal
First impressions are crucial, and how your home looks as the buyers approach can impact on the overall viewing. A tired looking door, a dreary flowerbed, and a path full of leaves and twigs doesn't scream 'welcome to your new home'. You want potential buyers to be excited as they step through the front door, eager to see if the interior of your home can beat the exterior.
Bear in mind also that some savvy buyers may pass by your home before they start to view, to get an idea of the area. Therefore neglecting your home's kerb appeal could deter many from even viewing your property.
Guttering
We're now finally coming into spring, and the autumn and winter may have played havoc with your gutters, with potential issues ranging from fallen leaves to breakages due to the freezing temperatures. Overflowing gutters are a simple issue to resolve but, if neglected, can cause more serious problems for your property.
Seeing overflowing or leaking gutters could make buyers think the worst of your property and presume there are bigger problems awaiting them within its walls. Before you put your home on the market, give your gutters a quick clean and check over to ensure they're in good condition for when you sell.
Windows
With all the rush to put your home on the market you may have forgotten one element in your staging process. It can be a battle to keep your windows clean, but sparkling windows say a lot about your home. Try and give them a wipe over before each viewing so your home will be looking its best.
Servicing
One sure way to demonstrate that you have really looked after your property is to have all system services up to date. There's no doubt your boiler will have had some use over this long winter, so there's no better time to give it a check up. Knowing that your systems are all in good working order will give any buyer peace of mind when they're viewing - it may even be the nudge they need to make an offer.
When it comes to putting your home on the market, don't neglect the maintenance, as neglect may be the reason that potential buyers pass you by. For more advice on how to sell your home, contact a member of our sales team.
